About the Report
A valuation is conducted by an independent, qualified RICS Registered Valuer, who determines the property's worth based on the criteria set out in the RICS ‘Red Book’ guidance document. This document establishes professional standards for Red Book valuations, ensuring a high-quality service.
RICS Red Book valuations differ from the valuation appraisals provided by estate agents. Surveyors carefully examine the property's construction, size, condition, and location, applying their extensive training and experience to perform a detailed technical assessment. This assessment, combined with data on the recent sale prices of three comparable properties nearby, forms the basis for an evidence-based valuation.
Valuation Purposes
Standard
Private Valuation
You can choose a standard Valuation Report if you simply want to know the current market value of a property. This can be especially helpful if you’re buying a property with cash, selling your own property, or dealing with matrimonial matters.
Shared
Ownership
Prepared if you are selling or ‘Staircasing’ (buying more shares in a Shared Ownership property), taking in account your Housing Associations requirements.
Probate
Recommended after a bereavement to establish an accurate property valuation, typically as of the date of death, although a Current Market Valuation can also be provided. You will need to provide the date of death, the name of the deceased, and proof of your role as the executor of the will at the time of instruction.
Tax
Where Capital Gains Tax is applicable, typically after the sale or gifting of a chargeable asset, a Valuation Report for a specific date is required. This report will be used by your Accountant to determine the tax due to HMRC.

Report Validity
RICS valuations are valid for 3 months from the date of the report.
If you contact MPB Surveying within 2 weeks of the expiration date, a desktop valuation will be carried out, extending this for a further 3 months.
A charge is payable for a valuation extension in most cases.
